Purpose
To support aspects of HVAC and building maintenance, including but not limited to plumbing, lighting, doors, and flooring for The Buncher Company owned property.
Essential Duties and Responsibilities
- Based on tenant requests received, prioritizes work orders and directs maintenance employees to address issues. Serves as problem-solver regarding property/tenant issues.
- Oversees the installation of new units and replacement parts and ensures work is completed according to specifications and established safety guidelines. Repairs all HVAC equipment as needed.
- Contacts and communicates with contractors regarding necessary services. Reviews all recommendations prior to authorizing repairs.
- Perform quarterly HVAC preventive maintenance on all equipment not covered with a preventative maintenance contract. This includes, but is not limited to roof top units, unit heaters, entrance heaters, radiant ceiling heat panels, hot water tanks, and hot water pumps.
- Inspects contracted preventative maintenance work.
- Perform routine inspection and/or testing of systems related to fire alarm and sprinkler, fire pump, elevators, boilers, emergency lighting, emergency generator. Posts permits appropriately and maintains inspection/test result record-keeping.
- Performs various building maintenance needs, including but not limited to checking building operations.
- Maintains security parking access gates as needed.
- Performs other duties as assigned.
Working Conditions
- Open environment with a combination of both indoor (average 65%) and outdoor climate (average 35%), depending on construction project/site assigned. Varied exposure to environmental conditions related to the outdoors, including changes in temperature and humidity. Frequently exposed to electrical current, noise, fumes, odors, dust and dirt. Exposed to moving objects and occasionally exposed to heights via ladders, scaffolds, and roofs, as well as confined spaces.
- While primarily standing or walking, performs medium work, exerting up to 50 lbs. of force occasionally and/or up to 10 lbs. of force frequently to move objects. Uses both non-powered and powered tools.
- Frequent manual dexterity and multilimb coordination including handling, fingering, reaching, stooping, kneeling, crouching, crawling, turning, bending, and climbing ladders.
- While working independently or part of a team, performs a variety of routine duties within established policies and procedures or by referral to the supervisor’s guidelines. Work is periodically checked.
- Related travel to construction projects/sites is primarily local during the business day.
Qualifications
- Graduation from a trade’s certification or apprenticeship program as an HVAC technician.
- Valid Pennsylvania driver’s license.
- Minimum of 5 years of HVAC experience and/or combination of HVAC and building maintenance experience.
- Basic knowledge of all aspects of building maintenance, to include plumbing, electrical, machine repair, and boilers. Some knowledge of local building and fire codes.
- Ability to multi-task in fast-paced, quality-results-driven environment.
- Ability to read and interpret detailed prints, sketches, layouts, specifications.
- Ability to understand and carry out basic verbal and written correspondence, instructions, rules, policies, graphs, and charts.
- Able to measure distance, area, volume, and weight using standard tools and formulas.
- Ability to perform basic arithmetic (addition, subtraction, multiplication, division) and use basic numerical concepts (whole numbers, percentages) to complete job tasks. And can make reasonable estimates of arithmetic results without a calculator.
- Vision includes acuity near and far, peripheral vision and depth perception.'
